BERLIN — June 9, 2026 — Berlin Planning Board spends June 9 meeting reviewing 41-page subdivision control law redline. The three-member board — Carolyn, Jay, and Chair Tim — worked through the document page by page after consultant Ron, who prepared the redline, failed to appear for a scheduled 7:45 p.m. session. Key provisions flagged for follow-up include a requirement that all residential driveways have permeable surfaces, reductions in maximum road right-of-way from 60 feet to 50 feet for local streets, mandatory fiscal impact analyses for subdivisions of four or more lots, and community impact analyses for 12 or more lots. Members also noted the stormwater section should explicitly cite Massachusetts state law in addition to the town's own bylaw. The board also fielded written correspondence from Kyle Detz, who is considering acquiring the former 317 South Street golf driving range and asked about the permitting path — members noted roughly 40 percent of the former ball-landing area is now in separate ownership and the remaining land carries a conservation restriction permitting only passive use.
