Berlin deed prices mostly undisclosed despite steady June-July transfer count

BERLIN -- Thirteen property transfers were recorded at the Worcester County Registry of Deeds for Berlin between June 19 and July 18, but sale prices were disclosed in only two of them, limiting what the month's deed activity reveals about the local market.

MARKET OVERVIEW

Thirteen sales were recorded during the period. Of those, two carried a disclosed consideration amount, ranging from $100,000 to $400,000, with a median of $250,000 across the two disclosed prices. The remaining 11 transfers were recorded without a sale price, which is common for certain deed types, including trust transfers, foreclosure-related conveyances and bank-to-bank transactions. Because 11 of 13 records lack pricing data, the raw count of 13 recorded deeds does not, on its own, indicate whether the period was active or quiet in terms of arm's-length home sales.

TOP SALES

23 Marlboro Rd sold for $400,000 on June 25. The deed lists Kristina M. Ellis as seller and Movement Mortgage LLC and Mortgage Electronic Registration Systems Inc. as buyer.

128 Pleasant St sold for $100,000 on July 2. The deed lists Jason Lucht and Caitlyn Lucht as sellers and Clinton Savings Bank as buyer.

No other transfers recorded during the period included a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

Two deeds recorded June 25 involve the same seller, Kristina M. Ellis, at similar addresses — 23 Marlboro Rd (price disclosed, $400,000) and 23 Marlborough Rd (price not disclosed) — which appear to reference the same property under two street-name spellings. Eastbrook Lane and Estabrook Lane each had one transfer recorded within a day of each other (June 22), at 31 Eastbrook Ln and 19 Estabrook Ln, respectively; these are distinct addresses. By price tier, both disclosed sales fall under $500,000; the 11 undisclosed-price transfers cannot be sorted into a price tier. No other street had more than one recorded transfer during the period.

MARKET NOTES

Price disclosure was the exception rather than the rule this period: 11 of 13 recorded deeds, or roughly 85%, listed no consideration amount. Several transfers involved banks, credit unions or mortgage-servicing entities as either grantor or grantee, including Clinton Savings Bank, Mortgage Electronic Registration Systems Inc., Reverse Mortgage Funding LLC, Movement Mortgage LLC, Central One Federal Credit Union, Avidia Bank and Partner Lending Solutions. At least two transfers involved trust entities: 128 Dudley Rd was conveyed from April Ann Crouch, trustee of the April Ann Crouch Trust, to April Ann Crouch and Laurie M. Hinds; and 59 Brook Ln was conveyed by the Meadowbrook Village Condominium Trust and trustee Donald Morgan. Bed, bath and square-footage figures were not available in the deed data for any property.
