Most Berlin Home Sales in Past Month List No Disclosed Price

BERLIN -- Fifteen property transfers were recorded in Berlin over the past month, but only two disclosed a sale price, leaving most of the period's activity without pricing context available to the public.

MARKET OVERVIEW Fifteen sales were recorded between June 26 and July 25. Of those, two disclosed a sale price, ranging from $100,000 to $300,000, with a median of $200,000 based on the two disclosed transactions. The remaining 13 transfers listed no consideration amount, which is common in deed records and does not necessarily indicate a nominal or no-cost transfer. Based on the raw count alone, 15 recorded transfers over four weeks represents a steady pace of deed activity for the town, though the near-absence of disclosed pricing limits any broader read on where the market is heading.

TOP SALES The two transactions with disclosed prices anchor this month's report. A property in Berlin (address not specified in the deed record) sold for $300,000 on July 14; the sellers were Adam T. Hopkins and Megan E. Hopkins, and the buyer was Middlesex Savings Bank. At 128 Pleasant St., a property sold for $100,000 on July 2; the sellers were Jason Lucht and Caitlyn Lucht, and the buyer was Clinton Savings Bank. No other transactions in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Dudley Road saw the most activity of any street, with four recorded transfers: 114 Dudley Rd. and 114 Dudley Rd. Unit 114 both changed hands July 16, and 128 Dudley Rd. and 143 Dudley Rd. both changed hands July 8; none disclosed a sale price. Coburn Road had two transfers -- 75 Coburn Rd. (July 15) and 51 Coburn Rd. (July 2) -- also without disclosed prices. Pleasant Street had two transfers, including the $100,000 sale at 128 Pleasant St. noted above and an undisclosed-price transfer at 52 Pleasant St. on July 14. The remaining transfers were single, scattered occurrences: 236 Gates Pond Rd., 11 Wilson Rd., 23 Carr Rd., 59 Brook Ln., 102 Crosby Rd. and 132 Ball Hill Rd., all without disclosed prices.

MARKET NOTES Mortgage and lending entities appeared as a party -- grantor or grantee -- in several of the month's deeds. Mortgage Electronic Registration Systems Inc. and Fairway Independent Mortgage Corp. were parties to the 236 Gates Pond Rd. transfer; Mortgage Electronic Registration Systems Inc. and Reverse Mortgage Funding LLC were parties to the 51 Coburn Rd. transfer, with Urban Development as buyer; and Clinton Savings Bank and Middlesex Savings Bank were named as buyers in three separate transfers, including both of the month's price-disclosed sales. In total, lending or mortgage-servicing entities were named as a party to at least five of the 15 recorded transfers.

Condominium trusts were also represented: the Berlin Woods V Condominium Trust was seller of 114 Dudley Rd. Unit 114, and the Meadowbrook Village Condominium Trust, along with trustee Donald Morgan, was seller of 59 Brook Ln.

Two transfers involved the same individuals across different roles or dates. At 23 Carr Rd., the property passed from Paul Michael Mitchell as trustee to Paul Michael Mitchell individually. And April Ann Crouch was seller of 128 Dudley Rd. on July 8 as an individual, while the April Ann Crouch Trust, with April Ann Crouch as trustee, sold 143 Dudley Rd. the same day to buyer Judith Newton -- two deeds tied to the same seller recorded on the same date.
